Deposit - Equivalent to five weeks' rent (AST) 

Other Fees for Tenants

Contract changes (including variations, amendments, or change of occupants) at the tenant’s request during an existing tenancy – £50

Late payment fee, if rent is overdue by more than 14 days – 3% above the Bank of England base rate 

Lost keys or security devices – Cost of replacement

Fees for non-Assured Shorthold Tenancies (AST) or non-Licences

This fixed-cost fee covers services such as viewings, tenancy negotiations, reference checks, Right to Rent checks (if applicable), and contract preparation. This fee is charged per individual, not per tenancy, and will not exceed £250 per individual. It applies only to the first five individuals entering the tenancy. Additional charges apply only if requested or caused by specific services mentioned elsewhere. 

Tenant Fees 

We do not charge tenants for setting up a tenancy. However, certain fees may apply during the tenancy:

  • Amending or changing a tenancy agreement, including variations or replacing an occupant at the tenant’s request – £50

  • Late rent payment fee (if overdue by more than 14 days) – 3% above the Bank of England base rate 

Landlord Fees

  • Tenant find and marketing service – 2 weeks' rent

  • Management service (per property) – 10% of the rent

  • Agreement and setup fee – £250

Seller Fees

Sole agency – 1%
Multiple agency – 1.75%

Additional Fees for Sellers

Energy Performance Certificate (EPC) – £120
Gas safety certificates - £65 

Buyer Fees

In some cases, buyers may be responsible for the estate agent's fee. If applicable, this will be clearly indicated in the property listing
